Oil leak or bad seal???

Hard to tell. Clean up the oil with cleaner and then monitor where the oil comes from after driving for a bit.
Oil in that area can be due to a external headgasket leak, cam cover gasket leak, oil pump or sump leak.RESPONSE MONSTER

Clean thoroughly, use brake clean or something of the sort. Add a flourescent dye to the oil, you can get it at lordco or the like, it's cheap. Drive for a few days and then inspect with a black light. Nothing more frustrating replacing something like a main seal when it's a valve cover“Hey, come on, its a car right?
